This 890,000 SF retail complex (546,000 SF retail/390,000 SF parking) located in Washington DC along the historic commercial corridor in the heart of Columbia Heights will serve as a neighborhood anchor. This dramatic project will bring together high quality retail - some of which will be locating in the District for the first time - including major national chains such as Target, Best Buy, Bed Bath & Beyond, Whole Foods, and Washington Sports Club, giving city residents unparalleled access to services that are currently available only in the suburbs. Included in the mix will be smaller specialty retailers and food establishments, both locally owned and with a distinctive, neighborhood personality.
Extending tight to the sidewalk on all three sides, this three-story block matches the height of the other buildings and its massing and architectural details will complement the surrounding community. The windowed facades and individual entries visually enliven the street and guarantee pedestrian activity. A new mid-block truck drive and adjacent loading docks are completely hidden from view to keep delivery vehicles off the public streets. Also tucked behind are two ramps leading to an enclosed below grade 1000-space parking garage. The building has been carefully designed to repair the damaged urban fabric and enhance the neighboring blocks now under redevelopment.
