At Amtrak and Aegis’ request to explore maximizing the development potential of the area adjacent to 30th Street Station, BLT developed a Master Plan for a mixed-use development of office, conference center hotel, and parking. After completing this Master Plan, BLT completed the first phase, a 9-level parking facility. Amtrak conducted a developer competition for the next neighboring site, for use as a commercial office. Considering Amtrak’s interest in BLT’s continued involvement, the selected developer Brandywine Realty Trust teamed Pelli Clarke Pelli as Design Architect with BLT as Executive Architects for the 31-story office high-rise.
Sheathed almost entirely in glass, the landmark building is the tallest building in Philadelphia outside Center City and one of the first new skyscrapers in more than a decade. It features 694,000 SF of office space and 36,000 SF of conference, retail and related amenities for a total of 730,000 rentable SF on 28 floors. This modern state-of-the-art facility’s location next to a major transportation hub required various security and safety features, as well as new technology to maintain the unique geometrical building facades. BLT managed and coordinated the entire design team, executed all documentation, and designed the building core.
