A fire in August 2003 burned down an entire rental apartment building located on the southeast corner of Spruce and 11th Streets. The client decided to replace the building with a newly constructed from the ground-up, seven story 35,000 SF luxury condominium complex named Le Grenier, the French name for loft. Each of the 19 two-bedroom units ranging from 1,100 SF to 1,200 SF has three generous bay windows, providing every room with multiple views up and down the surrounding streets.
The lobby of the building is located on the 11th Street side with 1,400 SF of neighborhood ground floor retail space on Spruce Street. The building is steel framed, sheathed primarily in red brick with lighter brick on the top floor and a limestone watertable at grade.
