As part of the City’s effort to revitalize its public housing stock, land cleared through demolition of five abandoned high-rise buildings in North Philadelphia was developed into a complex of lowrise rental housing consisting of two 198-unit parcels of three, four and five bedroom townhomes with landscaped walkways, covered porches, large energy-efficient bay windows, separate entries, and fenced backyards with concrete patios and storage sheds.  The floor plans feature well-proportioned bedrooms, eat-in kitchens, and generous living/dining rooms. Amenities include state-of-the-art heating and hot water systems, air conditioning, durable fixtures, and easy to maintain finishes.

The three story brick and stucco single-family homes have masonry party walls and conventional concrete footings complementary in material and size to other homes in the area.  To avoid continual rows of housing in the same plane, they are clustered in groups with alternating seven-foot setbacks and roof dormers.  The community is delineated by eight-foot steel picket fencing at the site perimeter with secured community tot-lots in the center.  The homes have been designed to be convertible to fee simple ownership as the PHA addresses changes in affordable housing.
