325 Chestnut Street and 400 Market Street are less than a block apart, constituting the heart of MRP Realty’s initial value-play in Center City Philadelphia. The Washington DC based, full-services company retained BLT Architects for their first pure office acquisition – The Kaiserman Collection of four properties. Of the four buildings, these two represent a strategically minimalist approach, driven by an exacting pro-forma analysis of design options.
At 325 Chestnut, refurbishment included the ground floor lobby, typical floor corridors, upgrade of washrooms to building and ADA code compliance, and window film to reduce energy consumption. Investment of new capital dollars was concentrated at the new 4th floor amenity spaces, featuring a stunning outdoor terrace.
400 Market Street received an even lighter touch. A new wood feature wall and signage provide a direct invitation into the recessed lobby. There, a new, repositioned lobby desk redirected visitor flow. New lobby lighting and furniture highlighted the existing mural by Constantino Nivola.
